Condominium ownership is unique in that an individual owns full title to a units interior and shares a percentage of the common area with other owners. This creates a community where all decisions must be made for the benefit of the whole and not individual owners. The interior of the unit is the responsibility of the unit owner. All repairs and access into the unit to make these repairs are the responsibility of the owner. The balcony is a limited common area. The balcony carpet is the responsibility of the owner. Doors, windows and screens are the responsibility of the owner. Repair cost from damage caused to a unit from another unit, not common area and not through negligence of the other owner, is the responsibility of the recipient of the damage. No owner may alter the exterior of the building without submitting a detailed proposal to the Board. The Board of Governors will review the proposal and submit their decision to the owner.
Example of exterior alteration: In the installation of a washer/dryer, the dryer vents through a common area.

Association dues are due the first of each month and past due on the tenth. A $30.00 late fee and interest at 18% APR is charged on past due accounts. Association dues may be drafted from your bank account. Many owners find this a very convenient form of payment. If you are interested, please contact the Property Management office.
Coupons are a convenience but are not necessary to make your monthly payment. If you misplace the coupons, please continue to send your monthly dues.

It is important that each unit owner have an HO6 Condominium Unit Owners policy.
An HO6 Condominium Unit Owners Policy covers the personal property plus the additions and alterations to the building. Many owners have refurbished the interior of the unit and the Association insurance replaces the cost for the original materials, i.e.: the carpeting is now replaced with laminate flooring, the Associations insurance will pay for carpeting of the original quality not laminate flooring.
